You are certainly not required to have your own agent, but keep in mind that the agent who lists a property for sale is actually working for the seller. He or she has a duty to look out for the seller's best interest, not necessarily yours.
Having your own agent to buy a house is also more convenient. An agent can help you search the entire MLS system, and can schedule showings of any home in the Jackson area at your convenience. An agent can give you up-to-date pricing information in the neighborhoods you want to see.
The Seller pays all commissions (to both the listing and selling agents), so it won't cost you anything to have your own agent representing you when you buy a house.
If you are borrowing money to purchase a home, you will need to apply for a loan and ask the lender for a pre-approval letter. This letter lets the seller know that you meet the prequalification requirements, and will most likely be approved for your loan. It's best to have a pre-approval letter in hand before you make an offer. In fact, some sellers won't even consider your offer unless you are already preapproved.
